While asphalt is an incredibly versatile material, it will ultimately degrade over time due to oxidation from sunlight, water and chemicals. As the asphalt binder oxidizes, it becomes brittle and loses flexibility, leading to cracks and potholes. Aggregate also pops out as the top layer of binder is worn away, leading to loss of friction. 

Sealcoating blocks the effects of sun, rain, deicing salts and vehicle fluids. It penetrates into the surface of the asphalt, replacing vital ingredients that keep the pavement from becoming brittle. While some cracking is inevitable, sealcoating significantly slows the deterioration of asphalt, which delays pavement failure.

Application Process

The steps below are intended as an overview. Before installation, consult the product documentation for specific details

Step 1

Preparation

  • Clean the pavement thoroughly using air blowers, water flush, or steel bristle hand brooms to remove dirt, debris, and silt. 
  • Treat grease and oil spots by scraping excess, then apply Crafco Oil Spot Primer using a brush or garden sprayer. 
  • Repair potholes and damaged asphalt with cold patch, hot-applied mastic, or full-depth asphalt repair.  
  • Seal cracks wider than 1/16” by following proper crack preparation, routing, and overband procedures.
  • Dilute concentrated sealcoat with clean water, clean silica sand and any sealcoat additives using a mechanical agitator like the Crafco Sealcoater.

Step 2

Installation

  • Using the correct coverage rates depending on the sealcoat formulation, apply mixture in two coats
  • Sealcoat RT: 0.10–0.12 gal/sq yd first coat, 0.06–0.08 gal/sq yd second coat. 
  • Sealcoat AE: 0.08–0.10 gal/sq yd first coat, 0.10–0.12 gal/sq yd second coat. 
  • Trim edges first by pouring a ribbon 6–12” from curb; spread material with a squeegee or brush perpendicular to ribbon, walking parallel to the pavement edge. 
  • Apply sealer over remaining area using hand squeegee, self-propelled squeegee/brush machine, or spray wand/spray bar apparatus. 
  • Allow the first coat to dry 2–6 hours before second coat. 
  • Use a fog bar to pre-dampen pavement if surface temperature exceeds 90°F.

Step 3

Post-Installation

  • Inspect coated area for uniformity; ensure adequate curing (≥24 hours) before opening to traffic.
  • Store unused sealcoat mixture in a protected location above freezing temperature.
